Don’t expect your lender to cut you a check for the full amount of the renovation budget upfront. Instead, the funds will be dripped out to you in stages, as you complete different phases of the rehab. Most hard money lenders will release funds within 24-48 hours of proving that rehab work has been completed, which is verified by an inspection. Expect to pay between $200-$300 for this inspection (plus about $50 for a title search for each stage of the project).


You’ll need to exercise caution when considering hard money loans. Total loan costs – points, fees and higher-than-normal APRs – can quickly add up. The best way to decide whether this type of loan makes sense on an investment is to crunch the numbers. It’s all well and good if you can get a hard money loan, close quickly and begin rehabbing within a week or two. The bigger consideration is whether that transaction will be worth the cost. If it is, do it; if not, pass up on the investment.
